The total programme for works in the Spoorzone is about 50,000 m2. This programme was developed to be phased in over time, increasing with the annual demand for office space. In this, Tilburg chose to provide a comprehensive part of the future office demand for the entire centre in the Spoorzone. The number of square metres is substantial.
Because the mix of functions is an important positive factor for companies to want to be based here, we chose to spread the volume over the entire planning area. The “working” programme is about offices. There is no space for industrial functions. Within “offices", there is a diverse pallet of spaces. In addition to offices, there are also studios, co-working spaces, studios, rooms dedicated to education and everything in between.
And for the creative industry: a specific ambition of the city of Tilburg is to offer space in the Spoorzone as a “breeding ground". The intention is to offer space for start-up and creative entrepreneurship in a stimulating, inspiring, unpolished and inviting environment. The industrial properties of the Workspace are particularly suitable for this here. The city wants to offer a new generation of creative and knowledge-intensive entrepreneurs the opportunity to turn their talents into industriousness.
The Spoorzone is made to be the place where Tilburg can realize its ambitions in the area of renewal and experimentation. The industrial character and lively mix are inviting for the establishment of the self-employed, start-ups and expansions. The city has divided up a volume of about 2000 m2 (to be offered in phases) into smaller units of 20-75 m2. The target group consists of ambitious, innovative entrepreneurs with growth potential in the knowledge economy and creative industry. To keep it affordable, the units are delivered on a basic level and with temporary rental contracts of up to 3-5 years.
